Pelican Pointe & Waterford — Established gated communities off Center Road. Original 1990s tile and shingle roofs are now at replacement age, and deed restrictions dictate profile and colour.
Nokomis & Laurel — Just north of the city line with a mix of older block homes and newer coastal builds. Split exposure — near-water properties get the coastal spec, inland lots do not need to pay for it.
Knights Trail & Border Road area — Newer east-side development with larger footprints and steeper pitches. Access is easy, but long runs mean ventilation and ridge detailing have to be right.
